This diverse quality is represented in the building’s form, layering, and materials, and through its multi-use program consisting of retail, office and residential units.

The residents enter an elevated courtyard above street level. This semi-private space, with landscaping, acts as the resident’s front porch, providing a sense of security and peace from the active street. The residential units consist of two-story townhomes in order to maximize views, with contemporary open interiors and generous, natural light and ventilation.
